Being crowned Rookie REN of the Year 2023 at this year’s NREA Awards Night has been a godsend and a blessing for CSX real estate negotiator Berwynn Chia. This is the fourth consecutive Rookie REN title won by an agent or a negotiator from Cornerstone Xstate which is truly history in the making! The previous three winners are none other than Jennyfer Ong (2022), Evelyn Cheah (2021) and David Tan (2020). Being a CSX negotiator
Prior to joining Cornerstone Xstate as a negotiator, Berwynn Chia was engaged in the investment fund industry…think of hedge-fund managers (wow)! He would remain abroad for long periods as a result of the widespread pandemic back then. Incidentally, due to the lockdown, he accidentally stumbled upon real estate as a career. In the early days, he was completely lost and had practically zero acumen or experience in property. Fortunately, he had the advice and guidance of CSX gurus or mentors in S.K. Tan and Vinnie Wong. He eventually overcame many of the conflicts, and conquered all the challenges. Most importantly, he persisted, and worked really HARD!
Passion drives Property
When asked if he has any special talents or super powers in closing multiple property deals, he says he does not possess unique skills or extraordinary abilities. But you need to want to do it continuously and consistently. Above all, never ever quit or give up when the going gets tough. Maintain one’s winning streak by completing all transactions without fail. Good times do not last, so be prepared for any adversities. It is all about passion, persistence, and perseverance.

Being awarded with such a big prize certainly comes a real joy, pride, and even surprise to Berwynn. But winning Rookie REN of the Year is utterly meaningless without the help, support, and assistance from a winning team led by CSX’s very own Head of Project Sales, Ms. Vinnie Wong. Through win-win cooperation and collaboration, Vinnie drives and motivates her team members to strive for greater glory in sale$.
Key Project Development
Focusing in project sales mainly on Putrajaya properties, specifically via Par 3 Residences @ IOI Resort City, Berwynn believes that the prospects for future property development is virtually limitless. Most of his working hours would be spent lounging in the sales gallery waiting for prospects to show up. Meanwhile, he would chill or hang out by playing mobile games. He also talks about travelling and watching movies at the theatres as his hobbies or pastime activities. They are a great way to unwind as well as to de-stress.
Prerequisites for Success
To be a successful real estate professional, you require key traits, specific criteria, or fundamental prerequisites – it would be passion, persistence, and perseverance. Having a success mantra is important as it serves as an inspiration as well as a motivation to professional growth and personal development. Always push yourself to your limits, work till you drop if you must, and never surrender! Among Berwynn’s beloved personalities or “super heroes” in real estate are Wong Yau Long, Carol Yong, and Vinnie Wong. He absolutely admires them for their sheer strength, tenacity, courage, and determination.
